Our job is to inspect a home for a prospective home buyer. This includes new homes as well because new homes generally have problems that should be repaired before you buy it.
Our goal is to inspect a home from top to bottom, inside and out and give you a report on the conditions of the home.
Sections of the home that are inspected.
These sections are broken down into many areas. Foundation, grading and drainage, roof, attic, walls (inside and out), windows, floors, doors, fireplace, porches, electrical service panels, wiring, outlets, light fixtures, air conditioning and heating, plumbing systems (including kitchen and bathrooms), water heater, kitchen appliances (except free standing microwave ovens and refrigerators), sprinkler systems, pools, spas, septic systems, wells and smoke alarms.
We're in no hurry.
Great care is taken to inspect you home (new and existing homes) and spend time with the buyer so that they know as much as possible about their purchase. Our goal is to inform and edcuate the buyers, NOT to scare them. It is not in our best interest to wreck a deal. Unfortunately we do find things wrong and sometimes they are large and important things. It is more important to find these problems before they buy the house than after they buy.
New Home Inspections.
If you are constructing a new home, we do framing inspections so that you know the basic framing is done correctly. You would be suprised how many mistakes are caught during this phase.
final inspection is usually performed just before you "sign on the dotted line". Again, many mistakes are usually found at this time. Givin enough time before you sign, this gives the builder a chance to repair any areas that need attention.
New Home Warranty Inspections.
When the house reaches age 11 months, many people call for a "Warrany Inspection". Thay way if anything has broken in the house since they purchased it, the builder can repair it before your 1 year warrany has expired.
Termite Inspections.
We also do Termite inspections, since Texas does have termites and some Title Companies and Lending Institues require a Termite Inspection. We're licensed with the Structural Pest Control Board of Texas aka. SPCB. Inspectors that are not Termite licensed cannot make the determination of termite infestation.
In conclusion:
We have years of construction and inspection experience yet we do not talk over your head. We will take all the time necessary to explain to you everything you would like to know. Reports are generated that day and if you have questions, you can call any time.
Please visit the next page "About Us" for more details about our company and also some FAQ's (frequently asked questions).
Also there is a basic Glossary of common Inspection Terms used by inspectors to help you understand a little more about your home and the report.
