Steps to take before selling your house
Typically a person that wants to sell their house and get the most money out of it and sell it as quickly as possible will get all the good advice that they can from the smartest people around.
Start with your Realtor and they will make suggestions on how to make your home look apealing outside and inside. Painting, cleaning, trimming trees, bushes and lawn.
Hire a Home Inspector to completely go through the house look for things that are broken, not functioning, need repairs or need replacing.
The inspector will look at the roof to see if it has problems that need to be repaired or maybe even replace the roof because of age or hail damage. The siding should be in good shape, no problems with water entry either through the walls, roof, sewer vent seals, doors or windows.
Look at the big appliances such as the air conditioner, furnace, water heater, stove, dishwasher or garbage disposal. These are usually considered big ticket items that a buyer will be very interested.
Take a proactive view of your home and service or repair anything that might discourage someone from buying your home. Clean up and get rid of the junk.
Both your Realtor and your Home Inspector can work with you to find all the conditions of your home and get them repaired before a buyer even steps into the home. First Impressions are very important. Remember that it is always easier to sell a nice clean home than it is a broken home
