Importance of Inspection Insulation in Older Homes

Insulation prevents air from leaking out of a home or seeping into it from the outside, making an HVAC system significantly more efficient when installed properly. Without the right insulation, you could end up paying a fortune in heating and cooling costs since your home won’t be able to trap the air inside.

Poor insulation or a lack of insulation could ultimately drive energy costs up and make your home very uncomfortable.

For these reasons, it’s a great idea to make sure that a home has the proper insulation installed before you buy it which means getting insulation inspected. There are many people who, unfortunately, don’t even consider the insulation in a home when they are buying. But some homes, especially older pier and beam foundation homes built between 1900 and 1960, have almost no insulation in the walls and in the attics. That was how homes were built back then, but of course, everyone now realizes that this is definitely not the way to go about doing things. However, many of these homes still don’t have insulation, and if you end up buying one, you could really pay the price for it and be forced to either deal with a lack of insulation or pay dearly to have insulation installed right away.

You can avoid this scenario by having the insulation in a house inspected during a home inspection. A home inspector can climb up in the attic and use a tape measure for depth to determine how much insulation exists in a home. This will let you know whether or not you will need to worry about insulating a home once you move in. You might even be able to get a seller to fix the issue for you if you bring it up prior to closing on a home. But regardless of what you decide to do, you should, at the very least, find out if a home you are buying has the proper insulation. It will help you determine whether you should go through with the purchase of it.
